The annual Home Owner Meeting is scheduled for October 9, 2010 at the Country Club Hotel. Elections will be held at the annual meeting. The terms of three Executive Board Members will be expiring this year. For those interested in participating in the Executive Board, please complete the Candidate Information Sheet and return to Harbour Towne Owners Association. If you did not attend the June 5th Special Home Owner Meeting or submit your proxy, please read this special communication from Steve Bradbury, President of the Executive Board. Condo Unit Repair or Deliveries: Contact the management office during normal business hours if you are having work done on your unit or you need to arrange a delivery or pickup.
Pressley Management office hours are from 9:00 a.m. until 5:00 p.m. Monday through Friday. Their office is located at 3738 Highway 54 Suite 202 Osage Beach MO 65065. Their telephone numbers are (573) 365-2077 (Ext 12 for Ron Pressley) and (573) 365-2321 (facsimile). Emergency answering services are available 24/7 by calling the office telephone number and following the prompts which will redirect you to the answering service. The answering service will dispatch the on-call maintenance personnel.
Twenty-four-hour emergency maintenance is provided for all residents.
When an emergency occurs after office hours, please contact the office
and follow the directions given to be transferred to the 24 hour
Answering Service. The following are considered emergencies:
• No Heat: When the outside temperature is below 55 degrees.
• No Air Conditioning: When the outside temperature is above 90 degrees.
• Water Leak: All water intrusion is considered an emergency
• No Electricity
• No Hot Water
• Toilet Inoperable
• Refrigerator Inoperable
• Garbage Disposal Inoperable

Please do not include your breakwater assessment payment in the same check as your unit assessment payment. Please use separate checks.
| Dumpster Enclosure When disposing of your refuse in the Association dumpsters please remember to place your refuse in the dumpster and close the lid rather than just leaving it in the dumpster area. This will maintain the appearance of the area and discourage animals from foraging in and around the dumpsters. |
Pet Waste Disposal When taking our furry companions out for their “duties” please remember to be a responsible pet owner, utilizing the areas the Association has designated for this purpose and picking up and appropriately disposing of any solid waste. Pet stations with bags and a receptacle for disposal are provided for this purpose. |
| Boat and PWC Lifts To minimize damage to the Association’s docks it is important that watercraft owners keep their lift in the raised position at times other than when lowering the boat. Keeping the lift in the lower position subjects the lift and the dock to which the lift is attached to unnecessary wave action and the associated damage. |
FEMA Letter of Map Amendment (LOMA) Harbour Towne has received the approved LOMA (Letter of Map Amendment) from FEMA. This LOMA removes the complex's buildings and clubhouse from the Special Flood Hazard Area thus precluding the need for the Association or the individual owners to carry Federal mandatory flood insurance. This LOMA however does not preclude an owners’ individual lender from requiring flood coverage. LOMA Approval Letter (pdf) |
